Arbor Hills subdivision in Jasper Georgia is one of only a few neighborhoods in the Pickens County, Georgia, area offering tennis and a community swmming pool as amenities . . . and the only one with these amenities that also offers a selection of new or "newer" homes priced under $200,000. Located off Lumber Company Road, just two miles from Jasper and easily accessible from Highway 515, Arbor Hills provides a variety of convenient and affordbale options for first-time, move-up or downsizing home buyers.
- Homes in Arbor Hills were built in 2001 or later, mostly as spec homes;
- A majority of the houses in Arbor Hills have full or partial basements, although there a number built on a slab or with a crawlspace;
- Floorplans and styles are fairly standard, being some variation of ranch, split-level, or other gabled multi-story design;
- Most home exteriors are vinyl siding with stone or brick accents, while interiors are generally carpet / laminate / vinyl floors, and laminate counters, however some houses do offer concrete siding, hardwood floors, and other upgrades;
- Lot sizes are generally small for the area, falling for the most part at a very manageable 1/3 - 1/2 acre size, mostly level or gently sloped in the front -- with exceptions as always;
- Arbor Hills falls within the Jasper city limits, and is therefore served by public sewer and public water. It also has the usual expected utilities -- hi-speed Internet access, phone, cable, electric, etc -- all run underground;
- Community amenities offered, as mentioned, are slightly more than is generally available in Pickens County within this price range -- swim, tennis, clubhouse, streetlights, and sidewalks;
- Arbor Hills has a homeowner's association, and includes a $395 annual association fee, which includes swim and tennis usage;
- Neighborhood homes and yards are generally well-maintained, however certain portions of the newest phase (Phase III), not readily seen from other parts of the development, appear a little disheveled due to some financial difficulties of builders in that section, including foreclosures of newly constructed homes / new homes still under construction;
- There are currently around 200 platted lots in Arbor Hills, many of which have already been developed, but there are still a number awaiting development;
- Pickens County schools serving the Arbor Hills neighborhood are Jasper Elementary School, Jasper Middle School and Pickens High School.
