On the other side of Monument Road from the Sassafras Mountain development in Jasper GA is the community of Monument Falls. With approximately 100 high elevation lots, Monument Falls offers spectacular views to the west, including some very long range views (60-miles or more). Lots are at least 3-acres or more, with larger acreage lots of 10-acres or more also available.
Homes range in age from the late 1990's to homes built in the last year or two -- most built as unique custom homes, and therefore no two just alike. There have been relatively few home sales in the past couple of years to really offer good sales data or average sale prices, particularly with the impact of foreclosures on prices locally, but home prices are generally going to be $300,000 and up.
There are still a number of lots available for sale, ranging in size from 3 to 20+ acres, and in price from around $80,000 to over $400,000 -- depending on size and features -- providing numerous opportunities for interested buyers to find a suitable lot for a custom home of their own, if they can't find a home for sale in Monument Falls already built that matches their needs.
Traveling up Burnt Mountain Road / Highway 136 to Monument Road (named for the Oglethorpe Monument which used to be located there, but now located on Main Street in Jasper), the distance from Jasper is roughly 10-miles or more. Ready access to main thoroughfares like Hwy 53 and Hwy 515 is somewhat limited, due to the elevation and location of the development, and winter weather is likely to be more of an issue than in lower areas of the county . . . but the privacy and views make it well worthwhile. Deeded community covenants and restrictions are in place to preserve the nature of the neighborhood, with a $500 annual association fee at the time of this writing. There are however no community amenities.
For those wanting scenic mountain views, creeks,waterfalls, and a peaceful wooded setting, away from it all, the larger lot sizes and less restrictive covenants and restrictions than those in Big Canoe or Bent Tree, make these two subdivisions an often overlooked alternative to the bigger "gated-communities".
